Wellington Rental Market Update | August 2026

August has brought some interesting changes across the Wellington rental market with the most notable being a significant increase in diplomatic enquiry. After a relatively quiet period, we are currently experiencing what is probably the busiest diplomatic market we have seen in more than a year.

We are working with a mix of incoming ambassadors, senior diplomats and executive-level embassy staff who have recently arrived in Wellington or who are preparing to relocate here. These applicants are generally looking for high-quality family homes and, importantly, are seeking long-term tenancies of around three to five years. For owners of suitable higher-end properties, this represents a particularly valuable segment of the market given the longer-term nature of these leases.

At the other end of the market, we’re also starting to see the first signs of activity from students looking ahead to 2027. We have had an increasing number of students enquiring about properties for early next year, with some already trying to secure accommodation ahead of the traditional summer rush. It is still early in the cycle, but this is an encouraging indication that tenants are planning further ahead, and we expect student enquiries to build considerably as we move through spring and towards the end of the year.

We are also beginning to see some early signs of what could come to market in 2027. We have had an increase in rental appraisal requests from owners who are considering relocating away from Wellington next year, particularly those with higher-end homes in sought-after suburbs. While many of these properties won’t be available for some time, it is encouraging to see owners engaging with us early so there is plenty of time to consider rental expectations, any improvements required, and the best strategy for bringing the property to market.

Interestingly, despite the increase in executive and diplomatic activity, the fully furnished market remains relatively small. The majority of long-term applicants are still looking for unfurnished or only partially furnished homes, so owners considering leaving a property fully furnished should speak with us before making that decision. Furnished properties certainly have their place, but the potential tenant pool is considerably narrower.

Across the broader rental market, conditions remain relatively measured as we approach the end of winter. Tenants continue to be selective, and the fundamentals we have spoken about throughout the year remain important: realistic pricing, strong marketing and excellent presentation. Homes that offer good heating, parking, practical living spaces and a high standard of presentation continue to stand out.

Another trend we are now beginning to see relates to pets. Following the changes to New Zealand’s tenancy rules around pets, we are seeing a growing number of existing tenants approach us requesting permission to add a pet to their current tenancy. This is becoming an increasingly common part of property management and something our team is working through with both owners and residents as requests arise.

From our perspective at Tommy’s, August is providing some encouraging early signs as we move towards spring. The particularly strong diplomatic activity, the early return of student enquiry, and an increasing number of owners starting to plan for properties coming to market next year all point towards activity beginning to build for the months ahead.
